If you want to buy any plot or flat from any developers company first check these issues.

Those who are buying plot or flats,most of them are looking beautiful advertisements and computer based drawings so on. Bangladesh is a land of rivers and surely our land is limited. Developers company's have taken initiative to upgrade lands and are selling to people since long time. For your information i have to tell you the truth what is happening in this field and you need to be careful while you will by flat or plots. Most of the company's will never tell the truth. Allah swt makes business halal but who will apply this if the management is fraud. My wife once have taken a directorship in " achieve corporation private ltd." i was asking her do you know what is this field? surely how she will reply. she has seen most of the companies are millionaire by this. twenty years back many companies representative came in kingdom and i participated many seminars. i have studied them practically. i had knowledge for this field by my study and from professional field. Saudi Binladin Group is one of the best Construction company among others. i have seen how business earned money. Allah swt told in Quran " money and children are Fitnah" if the earning is not true this will drive a man in hell fire. so i was asking which is a prominent company in the field of Bangladesh. the project was under around 10 feet water and they have a legend shows various categories of plot. i was asking when it will be developed and handed? they replied after 5/6 years. i had my own assessment i told you cannot develop it within 15 years. i know i could be gained now. but my principle din't agreed with me. Allah swt says sura Ma'ida verse 1 " O believer! fulfill your promise?" most of these people are breaking promise with the people. why they are not telling the truth? Because if the truth is there , no one will buy the lands. in this case business will ruin. this kind of business even providing millions they will be a Moofless(unlucky) in the day of judgment according to hadith from Prophet (pbuh). in this regard the buyers need to know some basic information so that they can satisfy themselves after buying the plot or flats. we have seen last days from the news paper many innocent people lose their money or returned some people. Most of these business rolling peoples money by showing a project. plot holder investing 5 years and perhaps they are receiving the project after 10/15 years. during this time the money is invested in additional lands. so company is rising in geometric process but plot holders are not gaining accordingly. another example in many of our travel agent companies are doing. i have some friends are having their own business. how they are pulling the people you cannot imagine. a kind of our country people are anxious to go abroad.why? the reason is they are seeing , neighbor has no education and sending a lot of money and within 5/6 years they are established. those labors are coming abroad , everyone is not getting good sponsor or good job. suppose a labor came and got job in jail area or dish market place or any shops. perhaps they can earn more. and practically it is happened that a labor in jail area is earning 3/4 even 6 thousand per month. how? because is the communicator prison man and his relatives. this kind of extra income is gaining him. it is affecting in our society people going to be abroad. the travel agency are taking this opportunity. if they have 10 visas they are inviting hundred people and taking 25% to 50% advance and this money are investing in his own business. finally he is sending 10 person and others repaying after six months to one year. this kind of things are changing their business rapidly. we have to conscious and inform our generation or country people to verify the matter earlier so that they cannot fall down in trap. here are some points i am elaborating those wants to buy flat or plots:

1) the buyer needs to know the history of the land or the said project. Area register office is available for these kind of information. the developers must be a registered company under joint stock company. when company start business it must be flashed in class one daily news papers if it is in local news paper there can be falsification and buyer needs to go to the root i this regard.

2) in case of flat soil test is important.which is the company has done soil test and is they are the reputed company in the market? must be verified by the buyer. Any company can submit previous verification sheet for the new assignment.

3) Flat owners must ask the management for a " built drawings". a built drawing is how the whole building is prepared , is the detail structural design will be reflected like: structural , architectural ,electrical drainage,water supply so on. after completion the buyer will verify all these with the drawing.

4) i am suggesting all flat holders those wants to buy flat ,by seeing lucrative design don't be hurry to buy it. the material used in the building like: cement , brick , sand , pipes , spare parts for the flats , mosaic are used according to contract or not. Many of the people are not aware which kind of materials are used. rod is bought from which company and what is the standard of it. is they follow the modern rules of the buildings? for every step they have taken digital photography or not needs to be verified. the responsible engineer must be aware for all work and after finishing work he needs sign the papers. developers company always wants to build a good building but they are always in the project. if the engineers and contractors play a role of mal practice , material can be lower graded. so all of these to be checked by the buyer because this flat will be for you and your generation and at the end will suffer for this.

5) you need to collect structural design and show an efficient engineer whether the Vim , column ,depth of the soil, filling. size of the rod and height are correct or not. this way an expert engineer can help if there is any weakness is there or not.

6) which areas flat you are buying , you can know the rules and regulations from Rajdhani Unnoyon Authority. how many storied building will be made in that area they have chart there.

7) the flat you are buying, you have to look other flat also same or not. many of the flat pipes are damaging , toilets are leaking and water is falling down stairs. this way you will have a permanent problem with your neighbor and it destroy your peace.you have to remember once you will buy flat it will be difficult for you to make renovation unless management is agreed on.

8) if incase of fire , how many emergency door is there needs to verify. recently you have seen in some garments factory many employees died due to the one stair. when flame burst out their should emergency gate to flee from the danger.Bangladesh is the country of rain falling country. in this case there must be proper hole in the balcony and pipe should be standard and drainage system should be wide for passing water on time. electrical lines and connections should be in safe position. in case of earth quake or any natural disaster , electrical lines if detached , renovation to be done according to structural design. one of the important thing is to check for the garbage hole is properly made or not. many of the building have no garbage hole and flat holders are suffering for this issue.

9) Telephone line and electrical line must be from down stairs and it is safe. if the lines are in outside it is dangerous and it lost the beautification of the building. dish antina should be in the top of the building. if it is one place it's looking nice. there should alarming system so that any incident happens people can go out faster. the elevators are established must be maintained well and technicians to be near. children must be trained how to be keep themselves in safe side.

in case of fire or any other emergency case if you need to go out keep your important thing like gold , money important papers in a box and within a second you can take and run away.

10) for your own house and rent house there is a big difference. in a house only one owner and in flat building many owner. so anyone cannot decide for the problem and the problem cannot be solved within a short time. so you have to look some matters before buying flat. these are: service charges, renovation charges, lift charges, no problem of generator ,no problem of pump machine , lighting and water supply issues needs to kept in mind.

Actually i am not an expert in this field but from my experience i have given you some expression may be it will help us but i am assuring you to communicate an expert engineer who is more qualified before you take your decision to buy a flat or plot. All the developers are kindly requested to follow the rules and regulations correctly and not to make any fraud with the people. we have to remember , we will not be in the world. this money and fame will remain here. in the day of justification all your money and children if you place in front of Allah swt , you cannot get pardon from Him because of losing others. May Allah bless me and you to go forward for making proper business as the way of islam. Islam is hampered now a days by a kind of so called islamic people. they are talking for islam but it is not in their heart.
